THOUGHTFULLY PLANNED. CAREFULLY BUILT.

Start with the space you actually have.

A good basement plan accounts for ceiling heights, windows, posts, mechanical equipment and access to services. We look at the existing conditions before deciding where rooms and finishes belong.
Moisture or foundation concerns need assessment before they’re covered. That early work helps define a sensible scope and keeps the finish plan grounded in the home.

Build the right kind of extra space.

Family & entertaining

Plan the room around seating, screens, lighting, storage and how your household will use it.

Bedrooms & bathrooms

Review windows, escape requirements, plumbing locations and ventilation as part of the design and permit process.

Comfort & finish

Coordinate insulation, wall and ceiling finishes, flooring and trim while preserving access to mechanical systems.

A finished basement or a legal suite?

An extension of your home

A family basement serves the existing household. The intended use, room layout and scope still need appropriate permit and code review.

A separate dwelling

A legal secondary suite has additional planning and code requirements. It needs its own assessment, scope and budget. Explore legal basement suites.

GOOD QUESTIONS. STRAIGHT ANSWERS.

Basement renovation questions.

Do I need a permit?

The City of Regina requires a building permit for basement development work within its requirements. The exact approvals and inspections depend on your project. We discuss permit coordination in the agreed scope. See the City’s basement development guidance.

We assess the layout, ceiling conditions, windows and required escape provisions. A room should not be treated as a bedroom simply because a bed fits. The final design needs to meet applicable requirements.

Tell us about any history of leaks, dampness or movement before planning finishes. The cause may need a separate assessment and repair scope. The standard finishing calculator does not price foundation or water-remediation work.

Many straightforward finishes are planned around 6–10 weeks of active construction in our cost guide. Room count, trade work, inspections, selections and site conditions can extend that. A project-specific schedule follows the scope.

No. The calculator is for ordinary basement finishing. A secondary suite needs its own assessment of fire and sound separation, exits, services and other requirements. Start with the legal-suite page.
