SECONDARY SUITE PLANNING · REGINA

A legal basement suite starts with the right plan.

Planning a secondary suite in Regina? Establish feasibility, permit requirements and a realistic scope before committing to a layout or finishes.

Three questions to answer first.

Is the space suitable?

Review existing ceiling heights, windows, exits, services and the building’s condition. The current layout may need significant changes.

What approvals are required?

A secondary suite must meet applicable building and zoning requirements. Confirm the City’s current process and the permits needed before construction.

What belongs in the budget?

Consider the full dwelling: living and sleeping spaces, cooking and bathroom facilities, separations, mechanical work and the required inspections.

FEASIBILITY BEFORE FINISHES

More than a finished basement.

The intended use and design determine how the project is reviewed. A secondary suite has requirements beyond an ordinary family basement. Fire and sound separation, exits, windows, smoke alarms, ceiling conditions, ventilation, plumbing and other services all need project-specific attention.
Requirements depend on the building and the proposed work. We coordinate the renovation scope with the appropriate trade and design input. The City determines permit approval; a website checklist cannot establish that a particular basement qualifies.

A PRACTICAL SEQUENCE

From possibility to a defined project.

1. Tell us the intended use, existing conditions and investment range.
2. Assess the basement and identify the design and trade input needed.
3. Confirm the proposed scope and applicable approvals with the City.
4. Finalize selections, construction planning and the estimate.
5. Build through the required inspections, then complete the final walkthrough.

GOOD QUESTIONS. STRAIGHT ANSWERS.

Legal basement suite questions.

Can any basement become a legal suite?

No. Suitability depends on the building, proposed design and applicable requirements. An assessment can identify constraints before you invest in detailed selections.

Use it only to understand ordinary finishing costs. It does not account for the complete legal-suite scope. A separate suite estimate is needed.

No. Permit decisions belong to the relevant authority, and grant eligibility can change. Confirm any incentive directly with its program administrator before relying on it in your budget.

Tell us what is already built, its intended use and any available permit information. We can discuss the appropriate assessment and renovation scope; existing finishes do not prove that a suite has approval.
