What changes the investment?

Bathrooms and bedrooms add distinct scopes. They are priced separately from the open living area in this calculator.
Existing water or foundation problems must be understood before walls and floors conceal them.
A legal suite needs a separate design and estimate. Kitchen, fire separation, mechanical systems and access can materially change the project.

Can I use this to price a legal suite?

Choose legal secondary suite and the calculator will direct you to a site assessment. It deliberately avoids applying conventional basement-finishing prices to a suite.

Does a bedroom include a new escape window?

No. Add the number of new or enlarged windows separately. Selecting no windows assumes existing compliant openings; this must be verified on site.

What does the basement bathroom allowance cover?

A standard bathroom with an acrylic tub or shower system, basic vanity and toilet, fixture and flooring allowances, finishing and typical trade work. Custom tile showers, unusual drainage and major service changes need a separate scope.
